What is a jumbo loan?
A jumbo loan is a mortgage larger than the conforming loan limit, the maximum loan Fannie Mae and Freddie Mac will buy. Because jumbo loans aren’t backed by those agencies, each lender sets its own guidelines, which makes comparing lenders especially valuable.
Typical jumbo requirements
- Strong credit. Lenders usually look for a solid credit history.
- Lower debt-to-income ratio. Your monthly debts, including the new mortgage, need to be a manageable share of your income.
- Cash reserves. Many lenders want savings left over after closing.
- Full documentation. Expect to document your income and assets thoroughly.
